9. Is this project a phased development, and what is the timeline for its completion?

Prestige Southern Star is a single-phase project, and it is scheduled for completion by Dec 2028.

10. How can project installments be paid? Is there a specific schedule for the payments?

Installments have to be paid by cheques that are post-dated, which is the first condition of allotment. The payment is time-bound, as it is given in the schedule. If there is any loan procedure, these PDCs are kept as collateral, and they are given back to buyers at the possession time.

11. What happens if I decide to cancel my booking for a unit in the project?

If you wish to cancel any house here after booking, 2% of the sale value is forfeited before the Agreement. 10% of the sale value is forfeited after the Agreement as a cancellation amount. The balance amount is given back to buyers without any interest.

Cancellation will include GST charges as applicable. 5% GST, which is paid in small installments, will not be refunded.

12. Are there any additional costs that must be paid for this project?

The price of the apartments includes the base price only. Other charges which needs to be paid are Registration Charges, GST, Advance Maintenance, Generator charges, HMWSSB/TRANSC charges, Sinking fund, Stamp Duty Charges, and Statutory charges, as applicable.

13. What is my role in making sure the bank disburses the installments?

The buyer must ensure that banks make timely payments. To enable easy payments, buyers should approve a payment schedule and mandate their bank to pay all the payments as per the schedule. This is done through the 'Mandatory Disbursement Form'.

14. What is the maintenance scheme for this project?

The maintenance system is about Rs. 60/—per sq ft., which is collected as an advance fee for the first year. It is collected at the time of closing accounts. From next year, the charges will be levied quarterly, and they are also payable as an advance amount.

A sum of Rs. 200/—per sq. ft. is used as a Sinking Fund for the super built-up area of houses, and it is deposited in a separate Escrow Account. The remaining amount is used for other major expenses.

15. What is the booking price of Prestige Southern Star?

The booking price of an apartment in Prestige Southern Star is 10% of the total amount along with GST. After the submission of all the KYC documents, the allocation of flats is confirmed.
